For organisations managing buildings at scale.
More m², more problems.
Unless you use ScanPlan.
The larger your real estate portfolio, the harder it becomes to maintain up-to-date oversight. Outdated drawings, missing data, manual processes — they accumulate as your portfolio grows. ScanPlan brings structure to that challenge: from 3D scan to data your team can act on immediately.
Not just insight. Actionable insight.
Most scanning services deliver a clean point cloud or a well-structured BIM model. Useful — but only if someone actively works with it. ScanPlan goes further: the data translates directly into a work order, an inspection report or a maintenance notification. Your facility manager does not need to interpret the data. The system tells them what needs to happen.
Alongside your existing processes, not through them.
ScanPlan does not break anything. Nothing is forced between a working process. We build a parallel data stream that strengthens your existing BIM and facility management software — and for which your team receives training, so the gains are truly embedded.
Which organisations does this work for?
ScanPlan works for any organisation that manages buildings at scale. We are active in four sectors.
01
Real estate & housing associations
Large residential portfolios, energy labels, condition surveys and maintenance at scale — ScanPlan makes it manageable, controllable and reproducible.
02
Utility buildings
Airports, hospitals, terminals, distribution centres — complex objects where up-to-date data makes the difference between a sound decision and a costly one.
03
Central government & defence
Large, sensitive real estate portfolios with high demands on security, compliance and data handling. We understand the context and are happy to work within the frameworks your organisation requires.
04
Industry
Factories, production halls, drilling platforms — locations where every minute of downtime costs money, where processes and machinery are complex and where efficient use of space is critical.
From 3D scan to decision: two tracks, one goal
ScanPlan works as a parallel track alongside your existing BIM process. No replacement, no disruption — a separate data stream that converges with your current workflow at the point that matters most: efficient, well-informed building management.
The ScanPlan AI track
Everything starts with the scan. Using the NavVis VLX3, we capture your building or portfolio with millimetre precision. That scan data forms the basis of an iterative process:
Annotation — the relevant objects in the scan data are labelled: fire doors, installations, FM objects, escape routes — whatever matters to your organisation.
AI training — based on the annotations, we train models that automatically recognise these objects, including in new scans or other locations within your portfolio.
AI configuration — the trained models are configured in the viewer and connected to your facility management systems (Image/LLM integrations where applicable).
Viewer — your team works from a clear environment in which the AI insights are immediately visible and actionable.
The model improves continuously: every new scan refines the recognition. The longer ScanPlan runs on your portfolio, the sharper the output.
&
Your existing BIM process
At the same time, your familiar BIM workflow continues uninterrupted: from design model to construction, to as-is situation and configuration. ScanPlan does not touch this track — it enriches it.
Scan data can be used directly to keep your as-built BIM model current. Your BIM process benefits from the accuracy of the scan, without changing any workflows or software.
Convergence at management level
Both tracks converge at the shared goal: management. The AI insights from the ScanPlan track and the BIM data from your existing workflow together form a current, reliable foundation for facility management, maintenance, inspection and compliance.
No data to look at. Data to act on.
What does ScanPlan deliver in practice?
We train AI models on the objects and fit-out that matter to your organisation. Each model produces directly usable, connectable output.
1. Facility & Asset Management
Automatic recognition of FM objects, room layouts and occupancy — always up to date, no more manual walkthroughs of the building. At the same time, the data provides the strategic foundation for asset management: current object information linked to condition, lifespan and asset value.
Output: work order in your FMIS + current asset register
2. Maintenance & inspection
Wear, deviations and maintenance items are recognised and documented based on the scan. No more clipboard, no more disputes about what is actually there. The condition data feeds directly into your long-term maintenance plan — so your multi-year planning is based on the actual state of your buildings, not on assumptions.
Output: inspection report + direct input for long-term maintenance planning
3. Fire safety
Fire doors, escape routes and safety installations are automatically classified and checked against the current situation in the building.
Output: compliance report + list of deviations
4. Installation management
Pipes, technical rooms and installation components mapped out — including in complex, layered building situations where the drawings have not been accurate for years.
Output: current installation status
5. BIM enrichment
Scan-as-built data connected to your BIM model, so the model continues to reflect reality — even after renovations, modifications and additions.
Output: updated BIM model
6. Custom
